Principal Function: To serve as the overall coordinator for church facility and property operations in support of church ministry programs and activities. Duties include the operation and maintenance of equipment systems, interior and exterior maintenance and oversight of service contracts associated with the operation and maintenance of church properties.
Education Qualifications: High School Diploma, previous related experience required.
Responsibilities:
Conducts Facilities meetings, regarding areas of improvement, future plans, and safety memos.
Oversees interior and exterior construction projects including planning, obtaining permits & inspections.
Repairs any leaks, plumbing problems, electrical, walls, or any room that might need to be repaired.
Deal daily with SubContractors, such as: United, Quality Landscape and Lock and Door Man
Weekly clean the water baptism fountain: chlorinate, filter, pump and perform maintenance.
Fill, heat and drain the water baptism fountain once a month.
Oversee any conflicts with the maintenance or construction of the building or landscaping.
Perform and/ or manage all the construction with a team for the facility i.e. the Children’s Ministry, Love Rock Cafe, Youth Auditorium, and any other further construction needed for the office or T.I.s.
Oversee all purchasing, ordering and pick up of materials for facilities.
Screen and interview employees for the department.
Consult EMS to do any program changes to HVAC operations.
Inspect the chiller plant and cooling towers every two hours during shift.
Perform and/or manage preventative maintenance on chillers, pumps and motors.
Perform and/or manage all preventative maintenance for the cooling towers.
Perform and/or manage PM on the 42 fan coils throughout the facility, clean water strainers and change filters every 30 days.
Calibrate all thermostats in the entire facility every 30 days.
Run system tests and make back-up data CD roms every 30 days.
Adjust temperatures in buildings as requested – daily. Done remotely on weekends.
Perform and/or manage preventive maintenance on all exhaust and ERV system on every building.
Perform and/or manage preventive maintenance on all swamp coolers, walk-in freezers and refers.
Perform and/or manage preventive maintenance on all swamp sump pumps and drainage.
Perform and/or manage Semi-annual cleaning of all roof drains.
Perform and/or manage preventive maintenance on all Love Rock Café kitchen equipment, coffee bar and coffee kiosks.
Perform and/or manage preventive maintenance on Youth café equipment.
Perform and/or manage preventive maintenance and repairs on all Rock rental houses.
Perform and/or manage preventive maintenance and repairs on all electrical systems and fixtures.
Perform and/or manage preventive maintenance repairs and programming of all outdoor lighting including fountain and parking lot lights.
Attend all meetings, plan and scheduling for all new construction and tenant improvements.
Perform and/or manage all fire and security systems troubleshooting and repairs.
Perform and/or manage preventive maintenance and repairs on water well and irrigation systems.
Annual backflow testing for the facility.
Perform and/or manage all church event set-up and set construction for all church events and RTG productions.
Receive work order requests and prioritize them. Assign and schedule completion date. Do follow-up on all items
Remain on emergency call 24/7 for all church needs.
